GTA home maintenance calendar: month-by-month checklist

Most expensive home repairs in the GTA start as cheap maintenance items someone skipped. Here's the rolling calendar we follow with our maintenance plan clients — adapt it to your home and save it for reference.
Spring (March–May)
- March: Inspect roof and flashing for winter damage; check attic for ice-dam moisture
- April: Open and test exterior taps, inspect AC condenser, clean dryer vent from outside
- May: Power-wash siding and walkways, re-seal driveway cracks, service the AC
Summer (June–August)
- June: Re-stain deck if due, check window screens and re-caulk exterior penetrations
- July: Trim trees away from roof and siding, inspect grout in showers and tubs
- August: Test sump pump, clean range hood filter, deep-clean refrigerator coils
Fall (September–November)
- September: Service furnace before the first cold snap, replace HVAC filter
- October: Clean gutters (first pass), drain and shut off exterior taps
- November: Second gutter clean after leaves drop, weatherstrip doors, test smoke and CO detectors
Winter (December–February)
- December: Reverse ceiling fans to clockwise, check for ice-dam formation on the roof
- January: Replace HVAC filter mid-season, inspect basement for foundation leaks after thaws
- February: Plan spring projects, book contractors before the rush, refresh emergency supplies
